A hearing will be held by the Roberts County Planning and Zoning Commission in the Commissioners’ Room at the Roberts County Courthouse at 8:30 a.m. on Tuesday, July 21, 2026.
To consider a request for a VARIANCE from the Zoning Ordinance.
The request is made by Blake, Angela, Mitchell, & Barbara Bengard.
For the purpose of: The Bengards wish to replace an existing cabin on their lake lot due to water and mold damage. The garage portion of the current structure encroaches on the minimum 7 ft side yard setback from the northern property line (shared with parcel #9907). The Bengards wish to replace the structure (including the garage) and add an approximately
11.5 x 10.5ft bedroom on the northern side of the property, in line with the new garage. The proposed new structure would not meet the 7ft minimum side yard setback on either side. This would not increase the degree to which the structure encroaches on the northern side yard setback. The Bengards are seeking a reduced side yard setback of 5 ft on both the northern and southern sides of the property (bordering parcels #9907 and #839). The proposed structure’s placement seeks to minimize encroachment into the side yard setbacks. The proposed structure’s size and placement is otherwise compliant with the Zoning Ordinance.
