A Judgment and Decree of Foreclosure, having been filed on October 01, 2019, by the Circuit Court for the Third Judicial Circuit, Grant County, in the action entitled PNC Bank, National Association v. Velma J. Poor, et al, Civ. 25CIV19-000040, which Judgment and Decree of foreclosure in part directed a foreclosure sale of the following described real property in Grant County, South Dakota: 
LOT 1, EXCEPT THE EAST 60 
FEET THEREOF, BLOCK 30, CITY 
OF MILBANK, GRANT COUNTY, 
SOUTH DAKOTA.

Together with all improvements, easements, rights and appurtenances on or accruing to such property;
NOTICE IS HEREBY GIVEN that for the purpose of realizing the sum of $48,712.54 as of October 01, 2019, plus interest accruing thereafter on said amount at the rate of 3.625% per year together with the costs and expenses of sale, will be sold subject to redemption as provided by law as one parcel of land at public auction subject to the lien for unpaid real estate taxes and assessments of Grant County, South Dakota, and easements and restrictions of record, to the highest bidder for cash, by the Sheriff of Grant County, at the front door of the Grant County Courthouse in Milbank, South Dakota at the hour of 10:00 AM CT on January 10, 2020. Such property is that described in a Promissory Note and Mortgage dated September 17, 2012, recorded September 24, 2012 in Doc #:224442 BK:396 PG:503-516; which mortgage was assigned to PNC Bank, National Association by Assignment of Mortgage recorded December 13, 2018 in Doc ID:236294 BK:446 PG:244 Transaction #:1010938, executed by Velma J Poor, a single woman. 
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor or the Mortgagee’s attorney.
